General Contractor in Waterdown
Stone cottages off Mill Street, 1970s side-splits around the old village and new two-storeys south of Dundas Street East, each with its own approvals.
Waterdown sits under two zoning by-laws and two conservation authorities. Most lots now follow Hamilton’s By-law 05-200, but some still fall under the former Flamborough By-law 90-145-Z, and the creek valleys split between Conservation Halton and the HCA. Inside the old village, the Mill Street Heritage Conservation District adds a heritage permit for exterior work.

Housing stock
Mill village stone, 1970s splits and new subdivisions
The oldest houses stand on Mill Street, Main Street, John Street and either side of Dundas Street. They are 1840s to 1880s stone cottages, clapboard frame houses and later Victorian brick, built around the Smokey Hollow mills on Grindstone Creek. Expect fieldstone foundations, shallow cellars and plaster on lath. From 1970, surveys such as Glenlea filled the surrounding fields with back-splits, side-splits and two-storeys over basements of 2.1 to 2.3 m. Some still have 100 A panels. Since the 2000s, growth has come as planned communities: Cranberry Hill along Spring Creek Drive, Mountainview Heights near Evans Road, and Waterdown South, planned for about 3,500 homes. Those houses have 2.4 to 2.7 m poured basements on narrow lots. Beyond the urban boundary, East Flamborough homes run on wells and septic beds.

Frequently asked questions
Renovating in Waterdown: local questions
Look the address up on the City of Hamilton’s interactive zoning map, which names the by-law and the zone. The Residential Zones Project moved most low-density lots into By-law 05-200. Lands not yet brought over still follow the former Flamborough By-law 90-145-Z. Setbacks, height rules and definitions differ between the two. An addition that fits under one can need a minor variance under the other. We confirm the by-law before any design fee.
Mainly demolition. A listed property must give the City of Hamilton 60 days’ notice before a demolition permit, so Council can decide whether to designate. Renovations and additions follow the normal permit process. About 200 Waterdown Village properties were listed in late 2021. Listings not converted to designations by January 1, 2027 come off the register and can’t be relisted for five years. We check the register before quoting any demolition.
Yes, in the historic part of the core. The plan, adopted in 2022, caps buildings there at three storeys to keep the scale of the original village. Older plazas further along Dundas Street can convert to mixed use. For a homeowner near the core, it limits the size of a rebuild or addition. For a business, it shapes the new ground-floor units on Dundas Street East.
