General Contractor in Caledon

Bolton and Mayfield West subdivisions, escarpment villages and estate lots on wells and septic, permitted through Town of Caledon Building Services.

Caledon covers close to 700 km², and outside Bolton, Mayfield West and Caledon East nearly every house runs on a private well and septic system. The Town's Building Services issues both the building and the septic permit. Near Belfountain and Cheltenham, the NEC permit comes first, so CarpentryBoys applies for it at the start.

Housing stock

Bolton subdivisions, Mayfield West and the estate lots between

Bolton holds the largest share of the town's population. Its older core along King Street and Queen Street mixes 19th and early 20th century houses with post-war bungalows, and part of it lies in the Humber River floodplain. Subdivisions on the North Hill and South Hill went up from the 1970s through the 2010s, mostly two-storeys, semis and townhouses over poured basements. Mayfield West, near Hurontario Street and Mayfield Road, dates from the 2010s onward. Caledon East pairs a small historic centre on Airport Road with 1980s to 2000s subdivisions. Beyond them sit 1970s and 80s ranch bungalows on estate lots of 1 to 2 acres, larger 1990s custom homes on the Moraine around Palgrave, and farmhouses over a century old. Many heat with propane or oil.

Frequently asked questions

Renovating in Caledon: local questions

Check whether the lot is inside the Niagara Escarpment Plan's area of development control, which in Caledon covers land around Cheltenham, Belfountain and the Forks of the Credit. If it is, a new house, most additions, large accessory buildings and significant grading need an NEC development permit before the Town issues a building permit. NEC staff can confirm it for your address. Allow several months for a decision.

Usually yes, as a detached additional residential unit. Caledon allows one on estate, rural residential and agricultural lots, up to 110 m² (1,184 sq ft) and no larger than the main house's ground floor. It sits within 10 m of the house on estate and rural residential lots, or 15 m on agricultural lots, and meets Minimum Distance Separation from livestock barns. The septic system decides the rest.

It may be if the house is in Bolton's older core near the Humber River. The Special Policy Area covers historic parts of town in the floodplain. Existing uses continue, but new buildings and structures must be floodproofed to the Regulatory Flood level. Fewer additional units may be allowed than elsewhere in Caledon. Additions need TRCA review alongside the Town permit, while interior work in the existing footprint avoids most of these limits.
