Custom Home Construction in Caledon
A drilled well, a septic bed sized for the house, a hydro service from the road and a long driveway come with most custom home lots around Palgrave and Belfountain, because that land has no municipal water or sewer. Together they can add $90,000 to $180,000. A septic designer's soil test decides whether the bed is conventional or raised.

Worth knowing first
Near Belfountain, the NEC permit comes first and takes longest
In the escarpment's development control area around Belfountain and Cheltenham, the Niagara Escarpment Commission reviews siting, height, colour and visual impact. It circulates the application to the Town and CVC. Only after the NEC permit is issued, and its appeal period ends, will the Town of Caledon issue a building permit. Plan on several months for NEC review, more if studies are required. We prepare permit drawings in parallel, so the building permit goes in the day the NEC decision is final. Septic layout and well setbacks for the Belfountain lot are settled during that wait.

Frequently asked questions
Custom Homes in Caledon: three local questions
Roughly $50,000 to $110,000 together, before HST. A drilled well from a contractor licensed under Ontario's wells regulation runs $20,000 to $40,000, depending on depth to water. Septic ranges from about $30,000 for a conventional bed on good soil to $70,000 or more for a raised or tertiary system on clay or a tight lot. A septic designer's soil test sets the type.
Whoever owns the road. Town roads need a Town of Caledon entrance permit. Regional roads such as parts of Airport Road and King Street fall to the Region of Peel. Highways 9 and 10 belong to the Ministry of Transportation, which has stricter rules on location and sightlines. Each sets culvert size and visibility rules, and the entrance permit comes before the building permit.
It can. The Oak Ridges Moraine Conservation Plan restricts development near key natural heritage and hydrologically sensitive features. A Palgrave lot with woodland, a wetland or a kettle lake may need a natural heritage evaluation or hydrological study before the Town confirms the building envelope. Cleared lots with an existing house are much simpler. Expect 1 to 3 extra months when studies are needed.
