General Contractor in Kitchener
Duplex basements, backyard homes, kitchens, additions and clinic fit-outs across Kitchener, from Victoria Park brick houses to new streets in Doon South.
Since March 2024, about 68% of Kitchener’s residential lots can hold up to four dwelling units. Every additional dwelling unit beyond a simple duplex needs a zoning certificate before the building permit, and CarpentryBoys Inc., as general contractor, files both. Planning answers a complete certificate application within 15 business days.

Housing stock
Berlin-era brick downtown, post-war bungalows further out
Victoria Park, Central Frederick and Mt Hope–Breithaupt Park hold brick houses from the 1880s to the 1920s, when the city was still called Berlin. Expect double-brick walls with no insulation, stone or brick foundations and plaster on lath. Many were split into flats decades ago, not always with a permit. Stanley Park and Rockway filled with brick bungalows and storey-and-a-halves in the 1950s. Forest Heights added back-splits and side-splits in the 1960s and 70s. Those houses sit on block foundations with about 2.1 m to the joists, 100-amp panels and cast-iron drains. Their wider lots are why so many now get a side entrance and a basement unit. Pioneer Park, Doon and Laurentian Hills followed on poured foundations. Williamsburg, Huron Park and Doon South carried on south and west after that.

Frequently asked questions
Renovating in Kitchener: local questions
Yes, for every ADU except a simple duplex conversion. Kitchener’s Planning and Housing Policy Division reviews a lot layout plan, elevations and floor plans against the zoning by-law. It responds within 15 business days of a complete application. The City recommends getting the certificate before the building permit goes in, because parking and walkway problems are cheaper to fix on paper. A final zoning inspection confirms the finished work matches.
The City’s interactive zoning map shows which by-law and zone apply to your address. Most residential properties now sit under By-law 2019-051 and its RES zones. Some remain under By-law 85-1, which uses different zone names and wording. Setbacks, parking and unit rules are written differently in each, so an application checked against the wrong one comes back with comments. Kitchener planning staff will confirm by email if the map is unclear.
Yes, if each renter has a private bedroom but shares the kitchen and bathroom. Kitchener’s lodging house by-law, in force since 1 January 2025, requires a City licence, mandatory inspections and a contact who can reach the property within an hour in an emergency. Self-contained ADUs, each with their own kitchen and bathroom, are not lodging houses. Owners near Conestoga College’s Doon campus often compare the two models.
