Office Renovations in Caledon
Bolton plazas on Queen and King Streets, industrial front offices, converted houses in Caledon East and Inglewood, and rural outbuildings make up Caledon's office space. Each starts with a different approval: the landlord, a change of use, or zoning and septic. Bigger Bolton plaza and industrial buildings fall under Part 3 of the Building Code.

Worth knowing first
Converting a Caledon East house into offices
Older houses along Airport Road in Caledon East have become professional offices. Changing a house to an office is a change of occupancy, so Town of Caledon Building Services reviews structure, fire separations, exits and barrier-free access. Expect a ramp or level entrance, at least 1 barrier-free washroom and upgraded smoke detection. Floors may need reinforcing for office loads, and parking has to meet zoning. If the Airport Road house is on the heritage register, exterior changes need heritage review. We price those code upgrades as separate lines, so you can compare the conversion with a Bolton plaza lease.

The scope, pricing tiers and 5-step process are the same everywhere we work. See Office Renovations ›
Frequently asked questions
Offices in Caledon: three local questions
Check zoning first. Caledon's zoning allows home occupations within limits on size, employees, signage and type of business, and the rules differ by zone. Converting a barn or garage into heated office space is a change of use that needs a Town of Caledon building permit, with insulation, exits and fire protection to code. A washroom adds septic review under Part 8. Client visits raise parking and access.
The landlord's written sign-off on drawings comes first, then a Town of Caledon building permit for new walls, washrooms, exit doors, plumbing or HVAC. Paint, carpet and furniture need neither. Bolton's bigger plaza and industrial buildings fall under Part 3 of the Building Code, so an architect or BCIN-qualified designer prepares the set. ESA covers electrical, and the Town issues sign permits.
Through a septic review under Part 8 of the Ontario Building Code. Office wastewater is low compared with a house, but a washroom still adds flow. If the building shares a system with a house, the total must stay within design capacity. Town of Caledon Building Services issues the septic permit. A holding tank or a small separate system is sometimes the answer.
