Custom Home Construction in Woodstock
Deep lots in Old Woodstock and the north end can sometimes be severed through a consent, creating a parcel for a new custom home. Others suit a knock-down of a tired 1940s–70s house. Both start with Oxford County Community Planning and new water and sewer connections from the County. Creek lots add an Upper Thames River Conservation Authority review.

Worth knowing first
Severing a deep Woodstock lot comes before any house design
Lots in Old Woodstock and the north end are large by GTA standards, which makes custom building practical. Some owners sever a deep rear yard, with Oxford County Community Planning reviewing the consent and the Committee of Adjustment deciding it. Under By-law 8626-10, the new lot and the remaining one must each meet the zone’s minimum frontage and area. Each needs its own Oxford County water and sanitary connections that don’t cross the other lot. Road widening may be required along the frontage. A survey and zoning check come first, before any planning fee is paid.

Frequently asked questions
Custom Homes in Woodstock: three local questions
Yes on a new lot. A house on a newly created lot pays City of Woodstock and Oxford County charges at permit, including the County’s water and wastewater charge for the Woodstock service area. A one-for-one replacement is different. Charges for the demolished house are generally credited if the new permit follows within the by-law’s time limit. We confirm current rates before you commit.
Only with the Upper Thames River Conservation Authority’s approval if the lot is in its regulated area. The UTRCA regulates floodplains, erosion-prone valley slopes and wetlands. On a Cedar Creek lot it may require a flood or slope study, raise the floor level or limit the footprint. The UTRCA permit comes first. Some lots along Cedar Creek build with modest changes, while others are largely restricted.
It fixes the house’s position. By-law 8626-10 requires an attached or detached garage to stand at least 6.0 m from the street line. On a shallow lot, the 6.0 m line pushes a front garage back and eats into the rear yard. A side or rear garage frees the front, but parking can only take a set share of the front yard under By-law 8626-10. We test both layouts on your survey.
