Bathroom Renovations in Vaughan

Raised jetted tubs on tiled platforms sit, mostly unused, in the late-1990s and 2000s ensuites of Vellore Village, Thornhill Woods, Maple and Sonoma Heights. Kleinburg estate homes ask for steam showers instead. Swapping the tub for a 1.5 by 1.0 m walk-in shower moves the drain, which brings a City of Vaughan permit.

Worth knowing first

Rebuilding the 2000s Vellore ensuite around the shower

Builders in Vellore Village, Thornhill Woods, Maple and Sonoma Heights installed the same ensuite for a decade. A raised jetted tub sat on a tiled platform, a small glass shower stood in the corner and a long vanity ran under a full-width mirror. Twenty-plus years later, the tub is unused. The rebuild removes the tub, its pump and the platform, then patches the subfloor level. A walk-in shower of about 1.5 by 1.0 m (60 by 40 in) takes the tub area, with a bench and a linear drain. Because the drain moves, the City of Vaughan requires a permit.

Frequently asked questions

Bathrooms in Vaughan: three local questions

Yes, if it is built as a sealed enclosure from the start. It needs a vapour-tight membrane on every wall and the ceiling, a ceiling sloped about 50 mm per 300 mm (2 in per foot), a full-height steam-rated door and a generator sized to the enclosure. The generator needs a dedicated circuit, commonly 40 A. Expect it to add $10,000–$18,000 before HST over a large conventional shower.

Yes. Almost every declaration requires written approval before you alter a unit, and bathrooms matter because a leak damages the unit below. Expect to submit drawings, a product list, our insurance certificate and WSIB clearance, and to sign an alteration agreement. Many Vaughan Metropolitan Centre buildings restrict work to weekday daytime hours. Moving a toilet or shower drain is limited by the slab and can need a City of Vaughan permit.

Most Maple homes built from the 1980s on have a basement rough-in that drains by gravity, and a bathroom on it needs no pump. Without a rough-in, or far from the stack, we check the main drain’s depth where it leaves the house. Fixtures below it need an ejector pit and pump, adding roughly $3,000–$6,000. We camera the drain first, and a backwater valve is worth adding at the same time.
