Office Renovations in St. Catharines
Upstairs offices downtown sit in older masonry buildings with tall ceilings, original windows and stairs that predate any accessibility rules. Plazas on Ontario Street, Fourth Avenue, Glendale Avenue and near the Pen Centre have suspended ceilings and rooftop units. Either way, St. Catharines Fire Services reviews any sprinkler or fire alarm change.

Worth knowing first
Plaza work letters decide who pays for what
Plazas along Fourth Avenue and Glendale Avenue come with a landlord’s work letter. It defines base-building work versus tenant work, and we read it with you before you sign. A demising wall between tenants is a fire separation, and most work letters assign it to the landlord. If you are splitting a larger unit for your own use, it can be your cost. Expect $70 to $120 per linear foot, depending on the fire rating and height. Newer plazas near the Pen Centre also deliver working HVAC and a roughed-in washroom, which keeps the fit-out cost down.

Frequently asked questions
Offices in St. Catharines: three local questions
Not automatically. The barrier-free rules for renovations apply to the renovated area, and an elevator is generally required only for larger changes of use or extensive alterations. An upper-floor refresh downtown means an accessible washroom on that floor if washrooms are being rebuilt, plus accessible doors and hardware. We review the scope with Planning and Building Services at the drawing stage, before you sign a lease.
Yes. We schedule loud work, demolition and drywall sanding for evenings and weekends, and keep weekday work quiet and contained. Downtown, evening work also avoids loading and parking conflicts on St. Paul Street. After-hours work adds 10 to 20% to labour costs. We agree on a schedule and leave a clean path through the office each morning.
Most tenant fit-outs take 3 to 5 weeks from a complete application to an issued permit. The Building Code allows 15 business days for many small commercial buildings, but the clock starts only after Planning and Building Services accepts the file. Missing sealed drawings or landlord approval cause most delays. We submit complete packages and answer examiner comments the same week.
