Restaurant & Café Renovations in Oakville

Oakville's restaurant trade clusters in three lakeside business improvement areas: Downtown Oakville on Lakeshore Road East, Kerr Village and Bronte Village by Bronte Harbour. Much of downtown sits inside a heritage conservation district. North of the QEW, Uptown Core and North Oakville units often arrive as shells with a capped sanitary line and no gas.

Worth knowing first

Exhaust behind a heritage façade on Lakeshore Road East

Downtown Oakville's 19th-century blocks between Navy Street and Allan Street cost more to build out than plaza units. Electrical services are older, basements hold the prep and storage, and the exhaust has to rise behind a heritage façade. Any duct or fan visible from the street needs a heritage permit, as do a new storefront, awning or exterior lighting. Interior kitchen and dining room work needs only the building permit. We draw the duct route and storefront to the Downtown Oakville district guidelines first. Then the review time goes into your opening date instead of surprising it.

Frequently asked questions

Restaurants in Oakville: three local questions

For the 2026 season, the Town of Oakville listed $442 for a sidewalk or boulevard patio with an enclosure. An on-street patio was $442 plus about $600 per parking space, HST included. Patios on Town land run May 1 to November 1 and need $2 million in liability insurance naming the Town. In the three BIAs, moderate music up to 50 dBA is allowed until 10 p.m.

Before construction, ideally at least 14 days before you apply for the Town of Oakville building permit. Halton uses an online notification form, and staff follow up within 2 business days. Early notice lets the inspector comment on handwash sinks, dishwashing and finishes while drawings can change. Halton wants smooth, non-absorbent floors in kitchens, storage areas, washrooms and behind the bar, with carpet only in the dining area.

Yes, in practice. Halton Region, not the Town, owns Oakville's sanitary sewers, and By-law 2-03 regulates what reaches them. Its sewer-use rules require food premises to keep fats, oils and grease out, which means an interceptor on the kitchen drains. The Town's plumbing inspector checks the installation. In older downtown buildings, a basement location works if a pump-out hose can reach it.
