Basement Renovations in Oakville
Glen Abbey, River Oaks, West Oak Trails and Joshua Creek basements date from the 1980s to the 2000s. They have full-height poured walls, and many on ravine or sloped lots have a walk-out or large look-out windows. Near the lake it changes: 1950s Bronte and Coronation Park houses have block walls and shallower basements.

Worth knowing first
Walk-outs on Glen Abbey and River Oaks ravine lots
On a sloping Glen Abbey or River Oaks lot, water gets in at the walk-out first. So we start with the door and window flashing and the grade, which has to fall away toward the creek side. Inside, rigid foam goes against the concrete with a framed, insulated wall in front. A dimpled membrane or insulated subfloor covers the cold slab. Full-size windows and a door make the space bright enough for a guest suite with a full bath. Most Glen Abbey basements already have a bathroom rough-in in the slab. A walk-out there takes 7 to 10 weeks.

Frequently asked questions
Basements in Oakville: three local questions
Yes, but the foundation decides how. Many 19th century Old Oakville homes have stone or early brick foundations, and sealing them with poly can trap water and damage the mortar. We use breathable insulation, a drainage gap and dehumidification. We rarely lower the floor, because that risks undermining the footings. Inside the Old Oakville district, a new basement window may also need a heritage permit.
Yes, if you have open warranty claims on the foundation, slab or drainage. Let the builder repair first, because once drywall is up, access and responsibility both get harder. If the basement is dry with nothing outstanding, we can start. For North Oakville homes under 7 years old, we photograph the walls and leave access panels at key points.
Expect $15,000 to $30,000 before HST for a three-piece bath, depending on whether a rough-in exists. Most Glen Abbey, Joshua Creek and North Oakville homes have one in the slab. Older Bronte or College Park homes need the slab cut to the main stack, or a sewage ejector if fixtures sit below the sewer. Any new plumbing needs a Town of Oakville permit and inspection.
