Garden Suite Construction in Mississauga

Mississauga hands homeowners two free pre-approved garden suite plans, a 40 m² studio and a 55 m² one-bedroom, and refunds the building permit fee once the suite passes final inspection. Larger lots can go to two storeys. On narrow Malton and Cooksville lots, the 1.2 m fire access path decides whether a suite is possible at all.

Worth knowing first

Gates, heat pumps and meters can block the fire path

The 1.2 m by 2.1 m route decides many Mississauga garden suites, and the house is not always what blocks it. Gates, fences, heat pumps and gas meters in the side yard all count. Wide, deep lots in Mineola, Lorne Park, Clarkson and Erindale meet the path easily. Smaller post-war and 1970s lots in Malton are different. The driveway takes one side, and the other side yard may be under 1.2 m. We measure the route with you on site before anything is drawn. Helical piles can also keep a suite clear of a mature tree's root zone.

Frequently asked questions

Garden Suites in Mississauga: three local questions

Yes. You still apply for a building permit with a site plan and grading plan, but most design review is done. Siding, windows, doors and flooring can change. Structure cannot. We price the 40 m² or 55 m² plan from its materials list and confirm your setbacks. The plans don't cover servicing, so we design the water, sewer and hydro runs from your house to the suite.

Only if it exceeds about 750 m² (about 8,070 sq ft), the threshold Mississauga's zoning uses for larger, taller detached units. Many Mineola, Lorne Park and Clarkson lots qualify. Most Meadowvale and Churchill Meadows lots do not and are limited to one storey. Lot shape matters too, because setbacks still apply. Bring a recent survey to the site visit and we will confirm which rules apply.

Through the main house's water service and sanitary lateral, with a new line trenched to the backyard. The Region of Peel reviews whether the existing service is large enough. An old 12 mm (½ in) water line or a clay sewer lateral may need replacing to the street, which can add $15,000 to $35,000. On deep south-end lots the trench can exceed 40 m.
