Custom Home Construction in Mississauga
A 15 m to 30 m lot in Mineola West or Lorne Park with a 1950s bungalow is where most Mississauga rebuilds start. Mineola and Lorne Park infill zoning caps gross floor area against lot area, limits dwelling depth and sets lower roof heights than newer areas. Mature trees and Credit Valley Conservation mapping add time.

Worth knowing first
Infill limits decide the size before the architect does
Older zones in Mineola, Lorne Park and Port Credit carry infill exceptions. They cap gross floor area at a base amount plus a share of lot area, and they limit how deep the house extends. On many Mineola lots that works out to roughly 3,000 to 4,500 sq ft above grade before a variance. The zone code on the City's zoning map, and any listed exceptions, give the real number for your lot. Narrow Lakeview and Port Credit lots hit the limits sooner, and that is where variances are most common. We run a zoning check on your survey before an architect draws anything.

Frequently asked questions
Custom Homes in Mississauga: three local questions
Enbridge disconnects gas and Alectra Utilities disconnects hydro. The water and sewer laterals are capped to Region of Peel requirements before the City issues a demolition permit. Each utility has its own request process and lead time, so we book disconnects as soon as the building permit is close. The temporary power pole is requested at the same time.
Yes, if the lot backs onto a CVC-regulated slope. Credit Valley Conservation sets where the house can sit on lots along the Credit River, Sheridan Creek or the lake. Valley lots along the Credit River may also need a geotechnical report. Lorne Park lots near the lake and Rattray Marsh face tree and conservation review together. We check the CVC mapping at the concept stage, before the footprint is fixed.
Yes, because excavation, servicing trenches and inspections overlap, provided the lot meets the zoning for both. The suite still needs its own 1.2 m wide fire access path and must meet the detached-unit setbacks and height limits. Wide Mineola and Lorne Park lots have the depth in many cases. The suite portion also qualifies for the City's ARU permit fee refund.
