Home Additions in Milton
Rear-yard setbacks, lot coverage and registered easements leave little room for additions on Milton’s 9–12 m subdivision lots. The real market is older: Timberlea, Dorset Park and Bronte Meadows homes on larger lots, and Old Milton bungalows going up a storey. The Town charges $25.13 per m² of new floor area for the permit.

Worth knowing first
A parent’s suite: addition or registered ARU?
Milton families add main-floor suites for parents in Timberlea, Dorset Park and Bronte Meadows, where 1970s and 1980s lots have room at the back. Whether that suite is an addition or an ARU depends on one thing: its own kitchen. Without one, it is simply an addition, with a $25.13 per m² permit and nothing more. With one, Milton treats it as an ARU. That brings an 85 m² cap on the first storey or above, and units above grade must stay under 50% of the main dwelling’s floor area. It also needs a parking space, a 1.2 m access path and registration with the Town, renewed every year.

Frequently asked questions
Additions in Milton: three local questions
Sometimes, but less than owners expect. Check 3 things before paying for design: the rear-yard setback and lot coverage for your zone in By-law 016-2014, easements registered on title, and the subdivision grading plan. On many 9–12 m (30–40 ft) lots, those limits leave room for a sunroom or a 2–3 m bump-out. A minor variance is possible but not guaranteed. We pull the survey and title first.
$25.13 per m² of new floor area under the 2026 fee schedule, with a $264.20 minimum. A 28 m² (300 sq ft) rear addition comes to about $704, and a 90 m² (970 sq ft) second storey to about $2,262. Interior alterations in the same project are $6.55 per m², and new plumbing is a flat $264.20. Development charges don’t normally apply to an addition to a single house.
Yes. The Mature Neighbourhood Area Overlay sets a 7.5 m front yard for most affected lots, or 4.0 m on Ontario Street North. But an addition may use the front setback that legally existed when By-law 077-2021 took effect, if that is less restrictive. So a porch enclosure or a second storey over the existing footprint doesn’t have to move back. Heritage-designated Old Milton properties also need heritage approval for exterior changes.
