Basement Renovations in Milton

Poured concrete walls 2.4–2.7 m tall, a sump pit and a three-piece rough-in: that is the basement under most Hawthorne Village, Willmott and Cobban homes. Milton requires a permit before any part of it is finished, and allows a kitchen only in an approved unit. Halton Region pays half of a backwater valve, up to $1,600.

Worth knowing first

Rec room or ARU? Milton makes you choose first

Milton doesn’t allow cooking facilities in a finished basement unless the space is approved as a secondary unit. So the first question at our visit is what your basement is for. A rec room for your household needs a basement permit at $6.55 per m² and 6 inspection stages. An ARU adds fire separation, an entrance reached by a 1.2 m path from the street, a parking space and a secondary-unit permit at $9.58 per m². Once built, it is registered with the Town at $340 and inspected by a by-law officer and a fire prevention officer. Leave out the 240 V range circuit unless you are building the unit.

Frequently asked questions

Basements in Milton: three local questions

Six stages on the Town’s list: framing, insulation and air barrier, plumbing below grade, above grade and at final, heating rough-in and final heat, and a final building inspection. Each is booked when the work is ready and before it is covered, so allow 1 or 2 days of waiting at each stage. An ARU adds checks on fire separation, alarms and exits before Milton registers it.

Yes, where the entrance works. Milton permits ARUs in freehold townhouses on municipal services, but not in stacked or back-to-back units. The by-law needs a 1.2 m wide path with 2.1 m of headroom from the street to the unit’s entrance, and an interior townhouse has no side yard. End units are the easiest. Interior units may use a front or rear entrance, or a shared entrance fire-separated from the main unit.

Yes. Halton Region, not the Town, runs the basement flooding prevention subsidy. For work completed after July 15, 2024, it covers 50% of a backwater valve, up to $1,600, with separate funding for disconnecting foundation drains and adding a sump pump. The valve needs a Town of Milton plumbing permit and inspection, and the Region sets its own deadlines. We price the valve as a separate line.
