Basement Renovations in Guelph
Health Canada’s survey found 18% of the 131 Guelph homes it tested above the federal radon guideline. That shapes every Guelph basement we finish, along with rubble-stone walls downtown and low post-war ceilings in Onward Willow. A registered unit needs 1.95 m (6 ft 5 in) of ceiling height, or 1.85 m under beams and ducts.

Worth knowing first
Downtown stone foundations have to keep drying
Under a limestone house near downtown Guelph, the basement walls are rubble stone laid in lime mortar. Stone and lime move moisture with the seasons, so these walls have to stay able to dry. Closed-cell foam or tight poly pressed against the stone pushes water into the mortar joints, and the joints spall. So we repoint loose joints with a lime-based mortar, then hang a dimpled drainage membrane tied to a perimeter drain and the sump. The insulated stud wall stands clear of it with an air gap. The whole assembly adds about 1 week compared with a poured 1990s basement in Clairfields or Westminster Woods.

Frequently asked questions
Basements in Guelph: three local questions
Yes. Health Canada found 18% of the Guelph homes in its survey above the federal guideline of 200 Bq/m³, and you can’t tell which houses from the outside. A 3-month test in fall or winter gives the most reliable reading. If the slab is open for plumbing, we rough in a sub-slab pipe so a fan can be added later.
Not as it stands. The City of Guelph’s ADU guidance calls for 1.95 m (6 ft 5 in), with 1.85 m (6 ft 1 in) under beams and ductwork, and a finished ceiling takes more height away. For a post-war Onward Willow or Brant bungalow, the choices are underpinning, bench footings, or keeping the space as part of the main house. Underpinning is engineered structural work, priced as its own line.
No. Any space with its own kitchen, bathroom and sleeping area goes on the Small Multi-Unit Residential Registration form, whoever lives there. Only the fee differs: $170 per unit when the owner lives on the property and $340 when they don’t, which covers most student rentals near campus. A family basement with bedrooms and a bathroom but no separate kitchen needs only the building permit.
