Bathroom Renovations in Etobicoke
Mortar-bed tile floors 50–75 mm thick, mud-set walls and cast-iron tubs fill 1930s Kingsway bathrooms. Alderwood bungalows have one main bathroom of about 1.5 by 2.3 m. There, a 1.5 m (60 in) shower can replace the tub without moving the toilet. In Humber Bay Shores condos, water shut-offs are booked with management 48–72 hours ahead.

Worth knowing first
Kingsway bathrooms are heavy to take apart
Pre-war bathrooms in The Kingsway and Humber Valley Village were built to last. The floor is a mortar bed 50–75 mm (2–3 in) thick, with wall tile set in mortar over metal lath. A 1930s Kingsway bathroom also has a cast-iron tub and galvanized supply lines, so demolition takes longer and fills more of the bin. Underneath, earlier plumbers have cut the joists, so we open the floor fully and repair the framing. We rebuild with a modern underlayment and membrane at the right height for the hallway threshold. Keeping a recessed tub or period tile is possible, but decide before demolition starts.

Frequently asked questions
Bathrooms in Etobicoke: three local questions
Sometimes. In a 1930s bathroom, wall tile set in mortar over metal lath is very durable, so a sound wall with no failing pipes behind it can stay. If the galvanized supply or cast-iron drain in that wall needs replacing, the tile goes. Floors in The Kingsway are harder to save, because the joists below are damaged. Our rule: keep original tile only where no pipes run behind it and the substrate isn’t cracked.
Through the Humber Bay Shores property manager, with notice. Most buildings want your unit’s shut-off, or a shared riser, booked 48–72 hours ahead, and some allow riser shut-offs only on certain weekdays. If your suite’s valves are seized, management may have to shut the riser for several floors. We replace failing valves while the wall is open, and flood test the shower pan before tile to protect the units below.
Keep a tub if it is the only bathroom and young children live there now or may later, because buyers of Alderwood family homes look for one. Choose a walk-in shower if the room serves adults staying long term, or a basement bathroom with a tub exists or is planned. In a 1.5 by 2.3 m (5 by 7.5 ft) Alderwood bathroom, a 1.5 m (60 in) shower replaces the tub without moving the toilet.
